Roofing Estimating Services
Roof takeoffs for shingle, metal, tile and low-slope membrane systems, with pitch-adjusted squares, ridges, valleys, flashing and edge metal priced at regional rates and delivered in 24–48 hours.
Squares, pitch and every linear foot of flashing.
Roofing estimating services from NYNMO Estimating give roofing contractors and general contractors an accurate takeoff of every roof plane, edge and penetration on a project. Our estimators measure each plane from the roof plan and elevations, adjust the area for pitch, and convert it to squares, then measure ridges, hips, valleys, eaves and rakes so your bid includes the accessories as well as the field material.
A roof bid built from the building footprint can be far off once pitch, overhangs and dormers are counted. We measure each plane separately and list the linear components that drive accessory cost and labor, like valleys, step flashing at walls and edge metal. On low-slope roofs, we carry the full assembly, including insulation layers, cover board, membrane, crickets and tapered insulation.
How we build a roofing estimate
We review the roof plan, elevations, sections, details and specifications to confirm roof systems, slopes, underlayments and warranty requirements. Planes are measured in PlanSwift and Bluebeam, slope factors are applied, and linear items are measured by type. Penetrations, curbs, drains and skylights are counted, and material and labor are priced at regional rates, with tear-off listed separately on re-roof projects.
Roof systems we take off.
Steep-slope and low-slope systems, new construction and re-roofs.
Asphalt shingles
Field shingles, starter, hip and ridge caps, underlayment and ice barrier by pitch-adjusted square.
Metal roofing
Standing seam and exposed-fastener panels by panel length, with trims, closures and clips.
Tile and slate
Concrete, clay and slate roofs with battens, underlayment, ridge and hip pieces.
Low-slope membranes
TPO, PVC, EPDM, modified bitumen and built-up roofs with insulation, cover board and adhesives.
Flashing and sheet metal
Step, counter and apron flashing, drip edge, gutters, downspouts, coping and parapet caps.
Penetrations and accessories
Pipe boots, curbs, roof hatches, skylights, drains, scuppers and walkway pads.
Roofing estimates for every building type.
ResidentialHomes, re-roofs and multifamily
For residential projects we estimate shingle, metal and tile roofs for new homes, additions and re-roofs, with tear-off, decking replacement and gutters listed separately.
CommercialLow-slope and architectural roofs
For commercial buildings we cover low-slope membrane systems with tapered insulation, crickets and drains, plus architectural metal roofs on retail, warehouses, schools and healthcare projects.
Roofing costs that are easy to miss.
Roofing estimates most often come up short on the edges and details. We list these items separately:
- Pitch and overhangs, which can add a large share of area compared with the footprint.
- Valleys, step flashing and wall transitions that drive both material and labor.
- Tapered insulation and crickets on low-slope roofs.
- Edge metal, coping and parapet caps around the perimeter.
- Penetrations and curbs for mechanical equipment, vents and skylights.
Waste is shown by material, with higher allowances for complex cut-up roofs.

Why roofing contractors outsource takeoffs.
Measuring complex roofs with multiple pitches, dormers and valleys takes time, and roofing contractors often need numbers fast to win the job. Outsourcing gives you a detailed takeoff in a day or two, while your team stays focused on sales and production.
Roofing is part of the building envelope, so clients often add our insulation and lumber and framing estimates on the same project. For ongoing bidding, a dedicated estimator can learn your systems and pricing.
Common questions about roofing estimating.
Answers to the questions contractors ask most before ordering an estimate.
How do you calculate roof squares?
Each roof plane is measured from the roof plan and adjusted for its pitch, then converted to squares, where one square equals 100 square feet. Waste is added by roof type and complexity.
Do you include flashing and accessories?
Yes. Ridges, hips, valleys, eaves, rakes, step flashing, edge metal and penetrations are measured or counted separately so accessories are fully priced.
Do you estimate low-slope commercial roofs?
Yes. We cover TPO, PVC, EPDM, modified bitumen and built-up roofs, including insulation layers, tapered systems, cover board, crickets and drains.
Can you estimate re-roof projects?
Yes. Tear-off, disposal and decking replacement are listed separately from new roofing so you can price each part.
How long does a roofing estimate take?
Most roofing estimates are delivered within 24 to 48 hours of receiving plans.
How much does a roofing estimate cost?
Pricing is per project with a flat quote before work starts. Send your plans for a free quote.
