MEP Estimating Services
Coordinated mechanical, electrical, plumbing and fire protection estimates in one package, organized by CSI division and floor, priced at regional rates and delivered in 24–48 hours.
One coordinated estimate for every MEP trade.
MEP estimating services from NYNMO Estimating give general contractors, design-build firms, developers and MEP contractors a single, coordinated estimate for mechanical, electrical, plumbing and fire protection systems. Instead of collecting separate numbers in different formats, you receive one estimate organized by CSI division and floor, built from the same set of drawings and the same assumptions.
MEP systems often account for a large share of a building's cost, and they are where scope gaps between trades hide. Who provides the disconnect for a rooftop unit? Who runs the condensate line? Who connects the water heater? Our MEP estimates flag those coordination points so nothing falls between the mechanical, plumbing and electrical scopes.
How we build an MEP estimate
We review the mechanical, plumbing, electrical, fire protection and low-voltage drawings together with their schedules and specifications. Each system is taken off by our trade estimators in PlanSwift and Bluebeam, using the same methods as our individual HVAC, plumbing and electrical estimates. Coordination items are reconciled across trades, and material and labor are priced at regional rates.
MEP divisions we estimate.
Order the full package, or any combination of MEP trades.
Fire protection (Div 21)
Sprinkler heads, mains, branch lines, standpipes, fire pumps and valves by hazard area.
Plumbing (Div 22)
Fixtures, domestic water, sanitary, vent, storm and gas piping, water heaters and pumps.
HVAC (Div 23)
Equipment, ductwork, air distribution, hydronic and refrigerant piping, insulation and controls.
Electrical (Div 26)
Service, distribution, branch power, lighting, controls and equipment connections.
Communications (Div 27)
Data and telecom outlets, cable tray, backbone cabling and rough-in.
Safety and security (Div 28)
Fire alarm devices and panels, access control and security rough-in.
For builders and for trade contractors.
General contractors & developersBudget and bid-check the MEP package
General contractors use our MEP estimates to set budgets early, check subcontractor bids, and spot scope gaps between trades before award. Developers use them to compare system options and keep design on budget.
MEP contractorsBid more work with one estimating partner
Mechanical, plumbing and electrical contractors use our MEP estimates to bid combined packages or design-build work, with each division priced in the format their team already uses.
MEP costs that fall between trades.
The most expensive MEP misses are not inside one trade but between them. Our estimates flag these items and assign them clearly:
- Equipment connections, disconnects and starters for mechanical and plumbing equipment.
- Condensate, drain and makeup water lines to HVAC equipment.
- Fire alarm interfaces with dampers, elevators and sprinkler flow switches.
- Roof and wall penetrations, sleeves and firestopping.
- Temporary utilities, testing, balancing and commissioning.
Each division keeps its own totals, so you can split the estimate by subcontract.

Upload your drawings, specifications and bid date, and tell us which MEP scope you need priced.
We take off and price
Our estimators measure every MEP item from the plans and price material and labor at current rates for your region.
Review and bid
You receive the Excel estimate and marked-up plans, ask for any changes, and submit your bid with confidence.
Built for the people who manage MEP costs.
Our MEP estimates fit anyone who needs a reliable view of the full building systems budget.
General contractors
Budget and level MEP bids with one coordinated number.
Design-build firms
Price MEP systems as designs develop.
MEP contractors
Bid combined mechanical, plumbing and electrical packages.
Developers
Understand systems costs before committing to a design.
Why contractors outsource MEP estimating.
Few firms keep estimators for every MEP trade in-house, and coordinating separate takeoffs takes time. Outsourcing gives you one consistent estimate from one team, so you can compare bids, find gaps and make decisions faster.
MEP estimates pair naturally with our construction cost estimating for a full project budget, and with our mechanical and fire protection trade pages for more detail on each system.
Common questions about MEP estimating.
Answers to the questions contractors ask most before ordering an estimate.
What does MEP estimating include?
MEP estimating covers mechanical (HVAC), electrical and plumbing systems, and usually fire protection and low voltage, with equipment, piping, ductwork, wiring, fixtures and labor organized by CSI division.
Can I order only one MEP trade?
Yes. You can order any single trade, such as electrical or plumbing, or any combination of MEP divisions.
How do you handle coordination between trades?
We flag items that fall between trades, like equipment connections and condensate lines, and list them clearly so each scope is covered once.
Do you estimate fire protection?
Yes. Sprinkler and standpipe systems are estimated as Division 21 and can be included in the MEP package.
How long does an MEP estimate take?
Most MEP estimates are delivered within 48 hours, and large multi-system projects may take longer, which we confirm up front.
How much does an MEP estimate cost?
Pricing is per project based on size and the trades included, with a flat quote before work starts. Send your plans for a free quote.
