Painting Estimating Services
Interior and exterior painting takeoffs measured from the finish schedule, with surface areas, gallons, coats and labor priced at regional rates, delivered in 24–48 hours.
Surface by surface, coat by coat.
Painting estimating services from NYNMO Estimating give painting contractors and general contractors an accurate measurement of every surface to be painted or coated, organized by finish type and room. Our estimators read the finish schedule, measure walls, ceilings, doors, frames and trim from the drawings, and calculate gallons from the number of coats and coverage rates, so your bid reflects the actual paint system rather than a rough square-foot factor.
Painting margins depend on knowing what is easy and what is slow. A large open wall paints quickly, while doors, frames, handrails, exposed ceilings and accent walls take far more time per square foot. That is why our estimates separate surfaces by type and difficulty, so you can apply the right production rate to each one.
How we build a painting estimate
We start with the room finish schedule, door schedule and painting specifications to confirm products, sheen, number of coats and surface preparation. Wall and ceiling areas are measured in PlanSwift and Bluebeam room by room, doors and frames are counted from the schedule, and trim, handrails and exposed items are measured by linear foot or by piece. Gallons are calculated from coverage rates, and material and labor are priced at regional rates.
Painting and coatings we take off.
From a single tenant suite to a full building, each surface type is quantified separately.

ResidentialHomes, multifamily and repaints
For residential work we estimate new homes, apartments and repaints, with rooms, ceilings, trim and doors listed separately so you can quote a full repaint or walls only.
CommercialOffices, schools, healthcare and retail
For commercial projects we cover tenant improvements, schools, hospitals, hotels and retail, including high-performance coatings, exposed structure and the door and frame counts that drive labor.
Painting costs that are easy to miss.
These items are often skipped in a quick painting estimate, and each one costs labor:
- Doors and frames, which take far longer than wall area suggests.
- Exposed ceilings with deck, joists and ductwork to be painted.
- Color changes and accent walls that add cut-in time.
- High walls and stairwells that need lifts or scaffolding.
- Surface preparation, primers and patching specified for existing work.
Every line carries the surface, area, coats and gallons, so you can set your own production rates.

Why painting contractors outsource takeoffs.
Measuring every room, door and trim run takes time that painting contractors would rather spend on site or selling work. Outsourcing the takeoff gives you accurate quantities in a day or two, so you can bid more projects without adding office staff.
Painting usually follows other finish trades, so clients often order our drywall and flooring estimates on the same project. For ongoing bidding, a dedicated estimator can learn your rates and template.
Common questions about painting estimating.
Answers to the questions contractors ask most before ordering an estimate.
How do you measure painting areas?
Walls and ceilings are measured room by room from the drawings and finish schedule, doors and frames are counted from the door schedule, and trim is measured by linear foot. Areas are grouped by finish and surface type.
Do you calculate gallons of paint?
Yes. Gallons are calculated from surface area, number of coats and the coverage rates for the specified products, with primer listed separately.
Do you estimate exterior painting?
Yes. Exterior siding, stucco, masonry, trim, fascia, soffits and railings are measured by elevation and listed by surface type.
Can you include painting labor?
Yes. Labor is priced by surface type and area at regional rates, or you can apply your own production rates to our quantities.
