Masonry takeoff & estimating

Every block, brick and bag of mortar accounted for.

Masonry estimating services from NYNMO Estimating give masonry contractors, general contractors and builders a complete count of the units, mortar, grout and reinforcement on a project before they bid. Our estimators measure every wall from your architectural and structural drawings, deduct openings, and convert square footage into unit counts by size, so you are not pricing a wall area and guessing at the block order.

Masonry is a trade where small misses add up quickly. A wall measured without its pilasters, a bond beam left out at the roof line, or a veneer elevation missing its returns can cost more than the margin on the whole job. Every estimate we build is broken down wall by wall and elevation by elevation, so you can check our quantities against the drawings and see exactly where the numbers came from.

How we build a masonry estimate

We start by reviewing the plans, wall sections, details and specifications to confirm unit types, grout spacing, reinforcement and control joint layout. Walls are then measured on screen in PlanSwift and Bluebeam, openings are deducted, and areas are converted into units using the correct coursing for each block or brick size. Mortar and grout volumes, horizontal joint reinforcement, ties, flashing and accessories are calculated from those same quantities, then material and labor are priced at rates for your project's location.

Scope we cover

Masonry systems we take off.

Order a complete Division 04 estimate or only the systems you self-perform. Each item is quantified separately so you can price it your way.

01

Concrete block (CMU)

Load-bearing and partition walls in standard, split-face, ground-face and burnished block, measured by size and wall height.

02

Brick masonry

Face brick, veneer and solid brick walls with unit counts by bond pattern, plus returns, soldier courses and rowlocks.

03

Stone and cast stone

Natural stone veneer, manufactured stone, cast stone trim and accent bands, measured by area and linear foot.

04

Grout and reinforcing

Solid and partially grouted walls, bond beams, vertical bars and horizontal joint reinforcement, carried from the structural notes.

05

Precast and lintels

Precast and steel lintels, sills, copings and wall caps, listed by profile, length and opening.

06

Accessories

Wall ties, anchors, through-wall flashing, weep vents, control joint material and sealants.

Residential & commercial

Masonry estimates for every building type.

ResidentialHomes, veneers and site walls

For residential projects we estimate brick and stone veneer, foundation and stem walls, chimneys, fireplaces, retaining walls and garden walls. Takeoffs follow each elevation, so builders can see the cost of a full brick front against a partial wainscot before they commit.

Commercial & institutionalLoad-bearing CMU and facades

For commercial work we cover reinforced CMU bearing walls, shaft and stair walls, brick and block cavity walls, and architectural masonry facades on schools, retail, warehouses and healthcare buildings, with grout and reinforcement scheduled from the structural drawings.

Protect your margin

Masonry costs that are easy to miss.

Most masonry estimates that go wrong get the wall area right and miss what sits inside or around it. Our takeoffs list these items separately so they are priced, not forgotten:

  • Bond beams and grouted cells at floor lines, roof lines and openings, which change grout volume and labor significantly.
  • Pilasters, returns and corners that add units and slow production compared with a straight wall.
  • Special shapes and cut units such as bullnose, sash, lintel and half blocks.
  • Scaffolding and wall height so you can price staging and productivity for tall walls.
  • Weather protection including cold-weather heating, enclosures and wall bracing where the specifications require it.

Each line shows the quantity, unit and waste allowance, so you can adjust productivity and markups to match your own crews.

Who it's for

Built for the people who bid masonry.

Our masonry estimating services suit anyone who needs reliable masonry quantities without spending days counting units.

Masonry contractors

Bid more block and brick work each month without hiring another estimator.

General contractors

Level masonry subcontractor bids and carry an accurate number early in preconstruction.

Homebuilders

Compare veneer options across elevations before choosing a finish package.

Suppliers

Quote block, brick and accessories from accurate counts instead of rough areas.

Why outsource

Why masonry contractors outsource takeoffs.

Counting units and calculating grout by hand is slow, and on a large commercial set it can take an estimator most of a week. Outsourcing the takeoff lets you answer more bid invitations with the same office team, while a second review catches the bond beams, returns and details that are easy to skim past on deadline.

You pay per project, so there are no software licenses or salaried estimators to carry between bids. Contractors who bid masonry every week often work with a dedicated estimator who learns their crews and pricing, and our material takeoff services are available when you only need quantities to send to suppliers.

FAQ

Common questions about masonry estimating.

Answers to the questions contractors ask most before ordering an estimate.

How long does a masonry estimate take?

Most masonry takeoffs are delivered within 24 to 48 hours of receiving complete plans. Large commercial projects with several wall types or incomplete drawings can take longer, and we confirm the turnaround before we start.

Do you count units or only measure wall area?

We do both. Walls are measured by area with openings deducted, then converted into unit counts by block or brick size using the correct coursing, so you can order material directly from the estimate.

Do your masonry estimates include grout and rebar?

Yes. Grout volumes are calculated from the grouting pattern in the structural notes, and vertical bars, bond beam reinforcement and horizontal joint reinforcement are listed separately.

What waste factor do you use for masonry?

Waste depends on the unit type and wall layout. Walls with many openings, corners or special shapes carry more waste than long straight runs. The waste percentage is shown on each line so you can adjust it.

Can you estimate only the veneer on a project?

Yes. If you only install brick or stone veneer, we limit the takeoff to that scope, including ties, flashing, weeps and trim, so you only pay for what you need.

How much does a masonry estimate cost?

Masonry estimates are priced per project based on size and complexity, and you get a flat quote before any work begins. Send your plans for a free quote.
